A well staged and clean home can increase a home’s sales price by up to 20% and decrease the time on market substantially. Buyers are able to better visualize themselves living in a well staged home versus walking into a cluttered home or one in need of desperate cleaning. Staging a home doesn’t necessarily mean having to purchase new furniture or decor. Often, even the smallest changes can make a huge impact when listing your home. Consider this list when walking from room to room in your home assessing if it is ready for the market:
- Declutter each room to remove most items on tabletop surfaces including bathroom vanities and kitchen countertops. Go ahead and pack them away since you’ll be moving and want to get a head start on the packing.
- Is some of your furniture oversized or too large for the room? Go ahead and move it into the garage or another space where it makes more sense. Less is more when trying to make rooms look their best.
- In the kitchen, remove everything from the outside of the refrigerator and put away the countertop appliances.
- Go from room to room and ensure all light bulbs are working and are the same color and brightness.
- Clean, clean, clean! It makes a huge difference on a Buyer’s first impression. Don’t forget baseboards, ceiling fan blades, shower stalls, and inside the oven. Windows too if they need it.
- Outside, knock down cobwebs, pressure wash the exterior if necessary including the sidewalk and driveway, trim the hedges, pull the weeds from shrub beds, and mow the lawn.
First impressions are everything when it comes to listing your house for sale.
